There is something about September that changes the mood.

Welcome to the ‘Ber months’ – September, October, November and December.

For residential property professionals, this can feel like a strange period of transition. The market is still moving, properties are coming to market, buyers are looking and vendors are making decisions. Yet as the year starts to wind down, it can be tempting to think there is little point starting anything new.

Perhaps a vendor will wait until January. Perhaps that career move can wait. Before you know it, the final four months have become something to get through rather than an opportunity to make progress.

But that mindset can be costly.

The ‘Ber months’ can be some of the most valuable months of the year. They are an opportunity to build momentum, strengthen relationships, finish strongly and put yourself in a better position for the year ahead.

If your motivation has dipped, don’t write off the months ahead. Reset your mindset and look at this period differently.

1. Focus on the next four weeks

One of the easiest ways to lose motivation is to look too far ahead.

Thinking about Christmas and the fact that there are only a few months left can make it feel as though the year is already over.

Instead, forget about December. Think about the next four weeks.

What could you achieve? Which opportunities could you create? Which conversations have you been putting off?

Four weeks is plenty of time to make meaningful progress. A conversation with a homeowner could become a valuation or instruction. An old applicant could suddenly become an active buyer.

The same applies to your career. Four weeks is enough time to update your CV, speak to a recruiter, explore the market or start a conversation about your next move.

You don’t need everything figured out by December. You simply need to keep moving.

2.Reconnect with your network

Residential property is, at its heart, a relationship business.

The ‘Ber months’ are a great opportunity to reconnect with people you’ve spoken to throughout the year.

Think about vendors, buyers, applicants and homeowners who weren’t quite ready to move. Circumstances change.

A homeowner may now be considering a move. A buyer may have changed their budget. Someone who wasn’t ready for a career move earlier in the year may now be actively looking.

Sometimes, all it takes is a conversation to reopen that door.

This doesn’t need to be a hard sell. Pick up the phone, check in, find out what has changed and offer something useful.

5.Change the story you’re telling yourself
